January 2013 Real Estate Market Report for Aberdeen, Hazet, Holmdel, Keyport and Matawan and important information for those impacted Hurricane Sandy and for those looking to help.

FEMA Still Seeking Rentals for Sandy Evacuees

Two and a half months after Hurricane Sandy reached New Jersey, FEMA is still seeking rental properties for New Jersey residents whose homes were either damaged or destroyed during the storm. With over a thousand families still residing in hotels, NJAR® is continuing to work with FEMA and the New Jersey Housing Resource Center (NJHRC) as part of the New Jersey Disaster Housing Task Force to identify available housing units for those impacted by Sandy.

While FEMA and the NJHRC are seeking available rental properties anywhere in New Jersey, based on a meeting NJAR® attended last week, the greatest need is for short-term rental properties in Atlantic, Monmouth and Ocean counties. Important FEMA Deadlines

FEMA Registration - Survivors of Hurricane Sandy in New Jersey have until Wednesday, Jan. 30, 2013, to register with FEMA for disaster assistance. FEMA encourages anyone who suffered damages from Hurricane Sandy from Oct. 26 to Nov. 8, 2012, to apply for assistance before the deadline. 

SBA Physical Damage Loan Applications - The deadline for applicants in New Jersey to request a physical damage loan from the SBA has been extended until Wednesday, Jan. 30, 2013.


Aberdeen, NJ

79 Single Family homes are currently listed for sale in the Monmouth/Ocean MLS in Aberdeen, NJ. The Aberdeen market starts with a complete tear-down short-sale Cliffwood 3 Bedroom, 1 Bath Ranch listed in the low $70,000 range and ends at a 4 Bedroom, 2½ Bath with Full Basement and 2-Car Garage To-Be-Built New Construction Strathmore Colonial listed in the high $500,000 range.

13 Single Family homes were sold in Aberdeen in December ranging from a $68,000 Cliffwood Beach 2 Bedroom, 1 Bath Ranch to a $525,000 5 Bedroom, 3 Bath with Walk-Out Basement and 2-Car Garage Aberdeen Heights Colonial.

The Market Absorption Rate for Aberdeen is 6.7 months.

 

Hazlet, NJ

69 Single Family homes are currently listed for sale in the Monmouth/Ocean MLS in Hazlet, NJ. The Hazlet market begins with a West Keansburg 4 Bedroom, 1 Bath Cape priced in the high $100,000 range and ends in the high $600,000 range for a 5 Bedroom, 4 Bath with Full-Finished Basement and 2-Car Garage Colonial.

6 Single Family homes were sold in Hazlet in December ranging from a $60,000 West Keansburg Ranch with 2 Bedrooms and 1 Bath to a To-Be-Built New Construction Colonial in Hidden Woods 5 Bedroom, 3 Bath, Full Basement and 2-Car Garage that sold for $595,000.

The Market Absorption rate for Hazlet is 6 months.

 

Holmdel, NJ

79 Single Family homes are currently listed for sale in the Monmouth/Ocean MLS in Holmdel, NJ. The Holmdel market begins with a 3 Bedroom, 1 Bath with Full Basement Ranch priced in the high $200,000 range and ends in the high  $2,000,000 range for a 6 Bedroom, 4½ Bath with Full Walk-Out Basement and 3-Car Garage Custom Colonial.

16 Single Family homes were sold in Holmdel in December ranging from a $275,000 Old Holmdel Village Ranch with 3 Bedrooms, 1½ Bath and Full Basement to a 6 Bedroom, 4½ Bath, and 3-Car Garage Custom Colonial with Full-Finished Walk-Out Basement that sold for $1,130,000.

The Market Absorption rate for Holmdel is 6.5 months.

 

Keyport, NJ

30 Single Family homes are currently listed for sale in the Monmouth/Ocean MLS in Keyport, NJ. The Keyport market starts with a 2 Bedroom, 1 Bath with Full Basement Ranch priced in the mid $100,000 range and ends at a 4 Bedroom, 2 ½ Bath Colonial/Mother-Daughter with a Partially-Finished Basement, 2-Car Garage and Water View priced in the high $300,000 range.

2 Single Family homes were sold in Keyport in December, a 2 Bedroom 1½ Bath Colonial with Full Basement for $130,000 and a 3 Bedroom 1½ Bath Victorian–Style Colonial for $197,000.

The Market Absorption rate for Keyport is 9 months.

 

Matawan, NJ

59 Single Family homes are currently for sale in the Monmouth/Ocean MLS in Matawan, NJ. The Matawan market starts with a 2 Bedroom, 1 Bath, and Full Basement with 2-Car Garage Short Sale Colonial priced in the low $100,000 range and ends at a 4 Bedroom, 4½ Bath with Full Basement, 2-Car Garage, and Water-Front Custom Colonial in the low $1,000,000 range.

5 Single Family homes were sold in Matawan during December beginning with a $135,000 Green and White Village Cape with 4 Bedroom, 1 Bath "Fixer-Upper" and ending with a $401,700 5 Bedroom, 2½ Bath with 2-Car Garage Colonial.

The Market Absorption rate for Matawan is 7.5 months.

Attached are the Sold Listings Reports for December 2012 which show all the Single Family Homes that sold in Aberdeen, Hazlet, Holmdel, Keyport and Matawan. I have adjusted the Days on Market (DOM) and the original listing price to reflect when a home initially came to market.
